M1 no longer engages in Permanent Commercial Modified ISO Container Structures due to their complexity and limited acceptance across Florida municipalities. These projects require multiple on-site inspections—framing, electrical, plumbing, and more—making them lengthy and difficult to approve.

We recommend our Florida State Certified HVHZ Cold-Formed Steel (CFS) Modular Structures Engineered to Withstand Winds Up to 180 MPH as the compliant and efficient alternative. These units are:

• State certified and factory inspected, eliminating repetitive local structural and MEP inspections.
• Engineered for up to 180 MPH winds under the Florida Modular Building Program (DBPR).

Zoning Letter of Approval (Required for Permanent Structures)
A Zoning Letter of Approval or written confirmation from your local zoning authority is required for all permanent structures before we can proceed to Stage 2: Project Information & Coordination.
If you do not have this letter yet or are not sure whether your project requires it, don’t worry — we’ll guide you through the process. After submitting your form, you’ll receive a Thank You Page and email with:
A downloadable Zoning Letter of Approval Request Template, and
A link to our Florida State Certified Commercial Modular Structures Reference Drawings
These documents will help your local zoning department understand the type of structure, organization, and level of detail of our certified modular units.
Once your zoning confirmation is ready, simply send it to our team so we can move forward with Stage 2.

⚠️ Not Eligible for M1 Installation/Foundation Services
Per M1’s Approved Foundation & Installation Compliance Policy (Permanent Structures), M1 does not perform Land Preparation, Foundation, or Installation services on elevated pillar, pier, or post-type foundations exceeding 12” above grade.

Approved foundations are limited to complete reinforced concrete slabs, ground-level footings, or engineered elevated footings up to 12” over the ground designed per M1 engineering.

Projects requiring foundations above this limit may proceed for A&E and product manufacturing services only, or request support to transition to an approved foundation system for full installation eligibility.

If you or your General Contractor are responsible for pulling the Master Permit, M1 Commercial Buildings (CBC #1268157) must be listed as the General Building Contractor for all Land Preparation and/or Installation work performed under your Master Permit.

M1 will not provide design, review, or approval for any land preparation, foundation, or installation work performed by others. These services require a site-specific foundation plan designed, reviewed, and signed and sealed by a licensed Professional Engineer (PE). By choosing not to use M1’s support for these services, you assume full responsibility for ensuring that all design, foundation, and installation work complies with applicable codes and structural requirements. Improper design or installation may result in misalignment, water intrusion, structural failure, or loss of certification and warranty coverage.
